Yes, it is true that we made recommendations to you, CFP, Legal

Independence

were two, but don´t forget the likes of HIFX the currency exchange

people

and Underwood Insurance. The simple fact is that they were all

introduced as

recommendations, you were not obligated to use any of them if you

did not

want to.

Many clients did not take up the recommendations that were made and

used

alternatives, such as Bulgarian Home Loans for mortgages, guess how

they got

on? I´ll tell you, exactly the same as those using CFP, in fact I

believe

Bulgarian Home Loans actually gave up on the Bulgarian market long

before

CFP. Other clients using their own lawyers also had to complete when

requested to, the developer can call for you to complete when they

reach a

certain certified stage. I suggest that you review your contracts

again

before deciding if you received bad advice from your UK based

lawyers.

You can chose to continue playing the blame game if you want but you

´ll be

playing it on your own from now on as it is clear that you have no

valid

points, arguments or intention to take any responsibility for your

own

decisions and actions which are the root cause of the situation you

are now

in.

I´m no lawyer but if your actions was based upon advice

property and on you to purchase it. If the developer has

fulfilled

I do not know the specific wording contained in your

contract

regarding the

completion date, however I suspect that that this is the

latest

date

the

developer has to complete the property before incurring

penalties.

From

experience it is very very rare for any contract to

include

earliest

completion date clause for the simple reason that off plan

developments

typically tend to run later than estimated due to

unforeseen

events,

including such a clause the developer would be opening

themselves

to more

penalty payments.

If you feel you have received bad advice from a registered

lawyer

that has

led to the termination of the contract, the repossession

the

property and

the loss of the funds paid by yourself to the developer to

date I

would

suggest that you then contact the body who regulates

lawyers

the

UK with

any supporting evidence of the bad advice you received.

To be honest on reflection I have read reviews about MRI

and

they

seem to be correct.

Your sales reps were very pushy and it was always

reinforced

that i

should use lawyers recommended my yourselves.

My legal advice is from UK solicitors who have advised me

not

put

anymore money in.

They are under the same impression as myself that thing do

not

seem

clear as they should and the contract is brief and

misconstruing.

May i also add that you recommended CFP who should have

got

us a

mortgage but failed! Now we cannot get a refund from them

which i

stated in the contract we would is they failed to get us a

mortgage.

I think you may be confusing my straight to the point

wording

angry response.

If you have some spare money and your thinking about investing abroad.....DONT.

There are many success stories of people buying property abroad but if your looking at BULGARIA its a mistake.

CFP, Fort Noks and MRI are all useless.

There are countless stories from people who have been ripped off by one two or all three of these companies!

My and many others advice is to stay away from them all.

CFP will promise you a mortgage and seem good until you pay them. Once paid they never speak to you and you don't know what's going on!

MRI will sell you a property then never speak to you again and take no responsibility for anything. I really don't see the point in them!

Fort Noks are the developers we purchased from. They decided to complete the project a year early and gave us 1 month to pay the remaining balance. After CFP's performance we failed and then they said tough! and took back the apartment. Don't worry we are still trying to get our money back but no luck yet.

Any one else with similar problems?

This is another Interesting post by someone!

It seems so because there doesn't seem to be any solicitor out there with the know how on taking this Business Demon Mac and it's little Angels, down... I guess it has reached the top of the Government chain and found itself a niche to hide in. Any Government in any country in their right mind would have this company arrested.

One reason why this company is still going is because they know there is too much paperwork involved and it will take years to find an end. This means that if you join the Mac team now... You can defraud people and never get caught because the time taken to find you will expire under some law that Mac has written with whatever Government it is paying off. It is too big for one person to take on. It knows this. There is always someone new to your file. Never a set person to continue with your purchase.

Our Law team were a disaster. Careless and Lazy. We signed on their advice that these contracts were O.K. and that at worst we would lose our deposits. Now Mac wants the completion money. Best of luck getting it...!!
Where is our European Law System.... What exactly will the LISBON TREATY do for people like Mac... If prominent European Countries Justice Systems along with their Governments don't bother with people like this then how in Gods name do they expect to achieve a strong economic presence in Europe ??? I'm stunned by this..??? !!
The fact that Mac is unregulated and still operating today leaves me no choice but to presume that it has these governments in it's hand. It is beyond the Law and as long as it is in business then people will be defrauded out of their properties.

We went out to bansco, Bulgaria in May 2008 where we bought an appartment in silver mountains for 70,000Euros. We have paid the 50%deposit including nearly 6,000Euros for the furniture, 1800E to Martinez the lawyers and 900E to Capital Financial Partners. Now we are told that no mortgages are available on studio flats. We risk losing our deposit. The lawyers have made the contract one-sided which favours MRI. The property is overpriced and i have heard a lot of negative stories about how they are treating people. Is anyone else affected in the same way?. We have been totally misled with false promises and lies.

CFP aka Capital Finance Partners are the worst. We paid them £1000 to get us a Mortgage in Bulgaria.

But after a month we realized they were no good. They could not get us a Mortgage because they are useless. We even had to tell out representative at CFP that the Mortage she was applying for we could not have because we did not meet the criteria.

It gets worse. When we paid them Brian Smith told us if they did not get us a Mortgage then we could have a refund. However 6 Months ago they failed and said they were not trying to get our Mortgage anymore. We asked for our money back and guess what. No, apparently they have changed their terms of service.

So Brian Smith, don't deal with him or his company. Useless.

CFP is currently taking legal action against several banks in Bulgaria for breach of contract due to their failure to meet the lending conditions laid out in the collaboration agreement between the banks involved and CFP. Due to the number of our clients involved, we have been advised to suspend refund payments until our legal claims have begun to move forward and the outcome is more certain.

Where is our £27,000? We have employed a lawyer since August 2008 in an attempt to recover this money but so far although legal action has been threatened we have not been paid.

Oleg Schneider from Capital Finance Partners, 2 Serdika Street, Bourgas, Bulgaria promised us a loan could be arranged. Where is it?

Their blurb states 'Buying a property abroad can be a daunting experience for many people'. Well now we know that is certainly true.

Pete from Capital Finance Partners in Marbella confirmed our loan had been arranged. This was a lie we later found out. I believe this was only an attempt to extort more money from us.

Legal Independance Khan Krum Street, Bourgas, Bulgaria have not helped us at all despite being paid. They keep mentioning that the developer, Fort Noks, has the money. GET IT BACK. We paid for anapartment and furnished it. What has been done with our furniture? Was our apartment being rented while we were trying to contact everyone we could to find out what was going on?

B G Property, Sunny Beach, Bulgaria also requested a payment for maintenance however as the apartment was not ours at the time we questioned this. We were then threatened with late payment charges if we did not pay up. As we were concerned about losing our apartment we paid up.

Despite many phone calls and hundreds of e-mails we were never kept informed. We chose to pay MRI aftersales as well thinking this would help. WHAT A JOKE!

After reading the reports from other people who have lost so much we feel we have been very lucky. Although we have lost a huge sum of money and my husband's plans for rearly retirement have been postponed we at least still have our home. This whole matter has to be one of the most stressful my husband and myself have ever encountered. I have reported this as I would not want anyone else to go through what we have. MACANTHONY REALTY INTERNATIONAL/DDC PROPERTIES AND THEIR COHORTS MUST BE STOPPED.

So far we have not received any installment despite the additional time we have given you. If you want to keep the apartment a payment should be made. If not the apartment will be put back on the market.

I dont think they will stick to this agreement because they wont sign anything to say they will!

According to article 15.1 and 15.2 the contract is automatically terminated one month after the final date of any payment due. I have given you more than 6 months without result so the apartment will be released. I have offered you to keep the amount paid as a deposit for future purchase. I cannot do anything more.

We were in dispute with Teodor long before this but they dont want to know. All they want is to keep the money and never speak to us again.

Don't buy form Fort Noks!!

Talking to a couple from the UK. This is their story.

"We purchased an apartment in Holiday Fort Gold Club and it has been
trouble ever since we signed the contract.
First Fort Noks did NOT tell us that the apartment was completing a
year early so we had no time to get finances sorted. Then we used CFP
who Fort Noks and MRI recommend but they did nothing except waste
time. They were applying for mortgages that were totally in
appropriate for us and then told us they could not get us a Mortgage.
Then Said they would not refund us!!!! RIP OFF

I think Fort Noks, MRI and CFP are in it together!"

Do not deal with CFP, MRI or Fort Noks. Also good luck getting a
reply from Tedore!
